Using Deal Discovery

Deal Discovery is an AI-powered tool that helps you find investment properties matching your criteria. It analyzes market data, property financials, and neighborhood trends to surface opportunities.

Accessing Deal Discovery

From your dashboard, click "Deal Discovery" in the left sidebar. The tool is available on Professional and Enterprise plans.

Setting your criteria

Start by defining what you are looking for:

• Location by city, ZIP code, or custom radius
• Property type such as single-family, multi-family, or commercial
• Price range with minimum and maximum values
• Target returns including minimum cap rate or cash-on-cash return
• Condition from turnkey to major rehab

Reviewing deals

Deal Discovery presents matching properties in a card view. Each card shows:

• Property address and photos
• List price and estimated market value
• Projected monthly rent and annual cash flow
• Cap rate, cash-on-cash return, and Scoutz Score
• Days on market and price history

Click any card to see the full analysis with detailed financials, comparable sales, and neighborhood data.

Saving and comparing deals

Click the bookmark icon to save deals to your watchlist. Use the "Compare" feature to view up to four properties side by side, examining key metrics in a table format.

Setting up alerts

Create saved searches with your criteria and enable alerts. ScoutzOS will notify you by email when new properties matching your search hit the market.

Analyzing a deal

From any deal detail page, click "Run Full Analysis" to generate a comprehensive investment report including projected 5-year returns, financing scenarios, and sensitivity analysis.
