Understanding your portfolio analytics

Portfolio Analytics gives you a comprehensive view of how your real estate investments are performing. Track returns, expenses, and trends across all your properties from a single dashboard.

Accessing Portfolio Analytics

Click "Portfolio" in the left sidebar to open your analytics dashboard. Data populates automatically from the properties and financial records in your ScoutzOS account.

Key metrics

The dashboard displays several important metrics:

• Total portfolio value based on current estimated market values
• Monthly cash flow showing income minus expenses across all properties
• Occupancy rate as a percentage of occupied units
• Average cap rate weighted across your portfolio
• Year-to-date returns including appreciation and cash flow
• Expense ratio showing operating expenses as a percentage of income

Property breakdown

Below the summary metrics, each property is listed with individual performance data. Sort by any metric to quickly identify your best and worst performers.

Trend charts

Use the date range selector to view performance over time. Available charts include:

• Monthly cash flow trends
• Occupancy rates over time
• Expense category breakdown
• Portfolio value growth

Exporting reports

Click "Export" to download your portfolio analytics as a PDF or CSV file. These reports are useful for tax preparation, lender conversations, and investor updates.

Keeping data accurate

Portfolio analytics are only as good as the data you enter. Keep rent payments, expenses, and property values up to date for the most accurate picture. ScoutzOS automatically pulls in payment data from connected bank accounts and tenant payments.
