Scoutz Score is a proprietary rating from 0 to 100 that evaluates the investment potential of a property. It combines financial metrics, market data, and AI analysis to give you a quick read on any deal.

What goes into the score

Scoutz Score weighs multiple factors:

  • Financial performance including cap rate, cash-on-cash return, and debt service coverage ratio (40% of score)
  • Market conditions such as job growth, population trends, and rent growth in the area (25% of score)
  • Property condition based on age, recent renovations, and inspection data when available (15% of score)
  • Risk factors including vacancy rates, natural disaster exposure, and regulatory environment (20% of score)

Score ranges

  • 80 to 100: Strong investment with favorable fundamentals across all categories
  • 60 to 79: Solid opportunity with some areas to watch
  • 40 to 59: Mixed signals that require careful analysis
  • Below 40: Significant risk factors that may outweigh potential returns

Where you see Scoutz Score

The score appears on:

How to use it

Scoutz Score is a starting point, not a final verdict. Use it to quickly filter and prioritize properties, then dive into the detailed analysis for any property that scores well.

Score updates

Scores update automatically as market conditions change and new data becomes available. If you add renovation details or updated financials to a property you own, the score recalculates to reflect those improvements.

Limitations

Scoutz Score cannot account for hyper-local factors like a specific neighbor situation or upcoming zoning changes that are not yet in public records. Always supplement the score with your own research and local knowledge.
